IMPORTANT DOCUMENTS TO LIST A PROPERTY

The fact that potential buyers are informed through us in a competent and complete manner does not only encourage the comparability of different properties which buyers desire, but also the mutual confidence and hence the sale of your property.

At the latest when the potential buyer asks his solicitor to check your property, certain documents have to be presented anyhow.

Thus we kindly ask you to hold the following documents ready for the inclusion of your property into our books:

Copy of the last IBI Invoice (local tax)

This is important to be able to record the cadastral reference of the property and to know the annual local tax which has to be paid to the town hall. At the notary ap-pointment the original of the last invoice will be enclosed to the title deed.

Land registry office details of the property

These we can see during our meeting on site by looking into a copy of your title deed and record them. They are necessary during the handling of a sale to be able to check the debts, respectively the exemption of debts of your property. Should we not be able to meet personally, you can also fax us a copy of the title deed or only the page where it says „Inscripción: tomo…, libro…, folio…, finca…., Registro de….“.

Copy of the last invoice for community fees, name and address of the administrator of the community of owners

This is important to be able to inform clients about the annual maintenance costs of the communal installations. It is necessary to be able to contact the administrator in order to be able to organise a certificate that the property is free of debts before the notary appointment and to afterwards be able to carry out the transfer of the payments into the name of the new owner and his bank account.

Your N.I.E. (Número de Identificación de Extranjeros)

These common numbers of tax identification in Spain are very important during the handling of a sale. As you already own a property, you should have obtained such number for all official owners of the property.

Copy of the last electricity and water bill

Both are needed at the time of handling a sale, in order to check the exemption of the property with the aid of the reference numbers of the contracts and for the transfer of the payments into the name of the new owner and his bank account.

Copy of Basura-Invoice/s of the last year (garbage collection)

This is important to be able to record the annual garbage collection tax, which has to be paid to the town hall. This invoice is needed, as well as the IBI invoice, to be able to transfer the payments to the new owner and his bank account.

Floor plan of the property, if applicable, site plan of a plot of land

In the case of older properties these unfortunately are often not available, but should you be in possesion of one, it is always of big advantage to include a copy into our documentation. In the case of new built properties it is actually stipulated by law that the buyer has to receive it.
